the chinese variant of Androids phone won't have Google apps and services.

can you be a little bit more specific?

do you mean an Xperia that is bought from mainland china or you mean with customized HK software.

cause I have a Customized HK stock firmware and its just a normal generic software,

Hi

I'm looking to buy a phone from gumtree, the seller says this is the Hong Kong version of the Xperia z5p. I'm in the Aus.

he might mean that the phone is imported from HK, as far as I know there one for australia , the only difference between the two is software customizations.  which is like what is the default language out of the box, or how the date and time format , and other twerks , no major differences.

and one other thing, xperia warranty tends to be only accepted at the place of purchase, so if this bought from another country the warranty will stay with that country, ask a local sony rep for more details: Local support

can you ask the retailer for more details about the device? like does it have chinese markings on the box or does it have google services installed

well if you install the US version of the software, it will disable the fingerprint sensors, as fingerprint is not available in US market.

if I am correct that the retailer is selling the device with Hk software customization, you don't need to worry about anything,  its still is usable 100% there is nothing in that software that is different from what you might buy locally.  I suggest you consult with the retailer for more details regarding the device, it would be helpful if he sends you pictures of the box or if he give you seller's warranty

You can use Xperifirm or flashtool, but like @nolramlb said, the phone will only have warranty in HK
